What if there is damage to my property?
A security deposit is taken before each stay, and any damage is deducted from this amount. Additionally, we conduct thorough digital inspections before and after each stay, and our professional cleaning team ensures your property remains in pristine condition.
Do I need insurance?
Yes, insurance is essential. Please check with your current home and contents insurer to confirm coverage for short-term rentals. If needed, we can recommend specialised insurers.
How do I list my home?
Simply call us on 03 9820 1111 or submit an enquiry via our website. Please provide a brief description of your home, and we will contact you to discuss suitability. If your property aligns with our portfolio, we will arrange a time to appraise it.

Is there a minimum stay requirement
Minimum stays vary depending on the property and season.
Who can stay at a Kay & Burton Luxury Stays home?
- Guests must be 28 years or older to book.
- Some properties may not be suitable for young children—please check individual listings.
- Hens and Bucks parties are not permitted.
- Same-sex groups of more than four guests require prior written approval.
- A breach of these terms may result in immediate eviction.
At the time of booking, the booking guest must provide a copy of their ID, along with the names and ages of all guests. This ID will also be required for verification during check-in.
Are pets permitted at your homes?
Some homes allow dogs, subject to approval. Please submit a written request before booking, including the breed and age of your pet. Property listings will specify if pets will be considered.
Are properties serviced during each stay?
Our homes are not serviced during your stay, but additional housekeeping can be arranged (fees apply). This can be requested at the time of booking or during your stay (subject to availability).

- Airbnb: Many of our homes are also listed on Airbnb, where you can book directly.
We accept credit card payments and EFT, while Airbnb bookings must be paid via card.
Important: Full payment, an ID check, and the security deposit must be completed before access is granted to any property.
What is your cancellation policy?
For information regarding our cancellation policy and additional items, please review our Guest Booking Terms & Conditions. Any payment made to Kay & Burton Luxury Stays constitutes acceptance of these terms.
Do you work with travel agents?
Yes, we welcome partnerships with travel agents and industry professionals. If you would like to work with us, please reach out to discuss commission structures and booking arrangements.
