Luxury leasing comes of age

For generations, property ownership has been central to wealth creation in Australia. However, within Melbourne’s prestige market, we’re seeing a growing number of affluent individuals take a more flexible approach to how they use and occupy property.

Whether it’s homeowners leasing their residence to generate significant income, entrepreneurs choosing to deploy capital into their businesses before purchasing, or families renting while searching for their next long-term home, today’s premium property market is less linear than it once was.

This evolution is particularly evident at the upper end of the leasing market, where demand for exceptional homes continues to strengthen. Over the past year, Kay & Burton has secured a number of standout leasing results, including a South Yarra residence leased for $12,500 per week and a penthouse in Toorak achieving $8000 per week, highlighting the depth of demand that exists for premium homes in Melbourne’s most coveted locations.

“Property ownership remains a cornerstone of long-term wealth creation, but we’re increasingly seeing clients take a more strategic approach to how they use property at different stages of life,” says Cath Stubbings, Executive Director and Director of Property Management at Kay & Burton.

“For some owners, leasing provides an opportunity to generate significant income from a valuable asset while they’re travelling, relocating or considering their next move.”

According to Ms Stubbings, one of the most notable shifts has been the changing profile of the prestige renter.

“Many of today’s luxury renters have the capacity to purchase, but are prioritising flexibility,” she said. “Some are directing capital into their businesses, others have recently sold and are taking the time to find the right property, while we’re also seeing a growing number of clients embrace a ‘rentvesting’ strategy, retaining properties as investments while renting in locations that best suit their lifestyle and family needs.”

This growing demographic is helping support strong demand across Melbourne’s premium leasing market. Other recent Kay & Burton transactions include a $5500 per week lease in East Melbourne, alongside further results of $4800 per week in Toorak and $4750 per week in Elwood, demonstrating the breadth of demand across the prestige sector.

The strongest results are typically achieved by homes that offer more than just a blue-chip address, delivering the lifestyle, flexibility and amenity increasingly sought by today’s prestige renters.

“At this level, renters are looking for a complete lifestyle offering,” says Ms Stubbings. “Location remains incredibly important, but we’re also seeing strong demand for homes that provide privacy, security, multiple living zones, quality outdoor spaces and amenities that support both family life and flexible working arrangements.

“Many of these renters have lived in exceptional homes before, whether owned or leased, so their expectations are high. They’re making a strategic decision to rent, but they’re still seeking the same calibre of home they would choose to purchase.”

While buying and owning property remains a long-term aspiration for majority of Australians, the growing sophistication of the prestige leasing market reflects a broader shift in how affluent individuals think about property.

“Buying, selling and leasing are no longer entirely separate conversations,” says Ms Stubbings. “Increasingly, they’re complementary decisions that form part of a broader property strategy.

“Whether it’s generating income from a significant asset, preserving capital for other investments, or securing flexibility while searching for the next home, we’re seeing clients make increasingly deliberate property decisions. That’s contributing to a stronger, more mature prestige leasing market than we’ve seen before.”
